The site is a narrow 130m by 625m long strip in the Callejones district of San Pedro in Monterrey, a district known for its extreme low density and narrow accessibility.
The masterplan contemplates the introduction of a mix of commercial uses as well as more compact and denser housing typologies in accordance to the municipality's long-term goals of sustainable densification.
The proposal divides the strip into 3 major blocks. The first block, facing avenida morones prieto, houses a hotel over a u-shaped 3-story open air retail plaza as well as an office tower and a big-box retail store.
The second and third blocks conform a mid-density high-end exclusive residential compound offering apartments, lofts, live-work units and townhouses around ample densely-planted open spaces and assisted by shared amenities, such as a gymnasium, a crèche, and a multipurpose hall. A limited amount of ground level retail spaces are made available for convenience stores. The entire complex is served by an underground car park in order to reduce the visual impact and spatial intrusion of street level parking.
